Prices are per week for the entire cottage and subject to a cleaning fee of £45 per booking.

Booking Conditions
General: At busy times to allow for cleaning, guests are requested to arrive after 4pm. On departure guests should vacate the cottage by 10.30am. If there no other guests immediately prior to arrival on close to departure we are happy to be flexible with arrangements.
We expect guests to leave the cottage in a clean and orderly condition, although we of course thoroughly clean the cottage between guests.
Linen is provided for the double bed and twin beds please ask about any additional requirements. Towels are also provided but should not be removed from the cottage.
Prices are inclusive with the exception of wood which is not included for woodburning stoves.
Deposit: For bookings 8 weeks or less prior to the arrival date the total price should be paid with booking. For bookings over 8 weeks in advance, a 30% deposit is required with the remainder payable 8 weeks before arrival.
We reserve the right to offer late deals on unsold breaks at reduced prices.
No persons in excess of the number agreed at the time of reservation may occupy the property.
Cancellations: Cancellations made more than 8 weeks before arrival will result in loss of deposit. 4-8 weeks before arrival is 50% charge. Less than 4 weeks before arrival is 100% charge. We reserve the right to cancel a booking if the deposit is not paid within 7 days of making the booking. We also reserve the right to cancel the booking if the outstanding balance is not received as agreed prior to the arrival date. In this instance the deposit paid shall be non-refundable. If we are able to resell the booking all payments will be refunded less costs incurred.
It is recommended that guests obtain travel insurance to cover delayed arrival or cancellation. We also recommend obtaining an EHIC card (European Health Insurance card) or GHIC for UK visitors. This can be obtained free of charge.
The Cottage: Guests are requested to smoke outside the cottage to ensure the comfort of other non-smoking guests. We reserve the right to make a charge for missing items or damages and for any other costs which we incur apart from the cost of usual cleaning.
WIFI access is available at the cottage. No liability is accepted for guest’s ability/or equipment to connect to the service.
Pets: Well behaved pets are welcome. In the interests of other guests we ask that they are not allowed on the soft furnishings nor should be left unattended in the cottage. We only ask that guests are fully responsible for the behaviour of their pets and any damage.
Notes: We take our guests contact details seriously and would never divulge any information to a third party.

We accept debit and credit card payments via PayPal (Currency GBP)
Payment may also be made via cash, UK cheque or bank transfer.
